Ask anyone in the land "business", particularly residential
house-builders what the future brings and you will probably hear the words,
uncertainty, delay, frustration. However, the hidden text would say, growth.
There is no doubt, according to Central Government and the House Builders
Federation, to name but two quotable sources that the number of new houses
required in the period to either 2021 or 2031 (both quoted growth periods) is
higher than in any other period to date.
So the future is rosy! Well, the future is certainly going to bring change as it
always does, but perhaps most notable is the Government's desire to ensure all
new houses meet their parameters of Zero Carbon Rated by 2016. This presents a
number of challenges to the house-building industry, and is likely to slow down
delivery of the aforementioned new house requirement.
There are also fundamental changes to the planning system itself, and the system
of "planning gain". There are "roof taxes", tariffs, new levels of affordable
housing, new planning policies to keep up with in almost every 6 month period,
