An understanding of the changes within the planning system is
vital on any land transaction and Diamond Estates have a strong background in
negotiating with Local Authorities at every level. Unlike many agents, we are
proactive in all aspects of achieving a planning consent including advising as
to the need for various studies to be undertaken to accompany an application.
The process has become far more complex and there are a myriad of Reports
required which must all be undertaken by qualified professionals before a
planning application can be made; the cost of which is significant but which can
be meted out in some scenarios. There are many ways to obtain planning consent
and to ultimately achieve a sale, all of which need careful weighing up and
sensible advice to suit the individual client.
Politics play a role in all our lives, and indeed local politics must never be
underestimated in relation to planning and development. We at Diamond Estates
have always advocated a strong line of communication with not only the Parish
Council, Councillors and Local Authority but with the community in general,
where pressure can be very influential. We work with a number of companies who
carry out public exhibitions, political lobbying and general media monitoring.
We also have experts with whom we work in the Town and Country Planning
profession, Traffic and Highways, Environmental Impact, Ecological Assessment,
Archaeological Studies and many more.
Project managing a site through the planning stages can take years before a sale
can finally be achieved, but Diamond Estates are experts at co-ordinating all
angles of this process, should there be the need. Our success stems from the
